Aerobic septic systems: maintenance rules

Who maintains a new aerobic septic system in Oklahoma?

The installer, for the first 2 years at no extra cost. After that, the owner does or hires someone (DEQ rules below).

Under 252:641-10-3, the installer must maintain a new aerobic system for 2 years at no extra cost: fix broken parts, and at least every 6 months test chlorine (spray systems), measure sludge, and do a clarity test of the pump tank, notifying the owner in writing each visit (DEQ rules, OAC 252:641; DEQ aerobic systems fact sheet). If an installer does not do this, DEQ asks owners to call 1-800-522-0206.

After 2 years: owner's job

The owner must maintain the system or hire someone to maintain it so it works as designed (252:641-10-3(c)).

Edmond's extra rule

Edmond requires builders of new homes with aerobic systems to provide a 2-year maintenance agreement (Ordinance 3477, section 21.03.091). After 2 years, the homeowner must give the City yearly verification of continued professional inspection and maintenance (City of Edmond aerobic maintenance page). The City also recommends checking chlorine monthly and calling a septic professional right away if the alarm goes off.

What an aerobic system costs

One OKC-area installer lists an aerobic system with spray or drip dispersal at $7,400 to $12,440 installed, against $6,800 to $11,200 for a conventional gravity system (Yarbrough & Sons price list). Aerobic units are used where soil does not perc well or lots are tight. DEQ says the first 2 years of required maintenance are included in the installation price (DEQ aerobic systems fact sheet), so ask what the contract covers after that before you buy.

When the tanks need pumping

DEQ rules call for pumping so sludge never exceeds 40 percent of the trash tank depth or 40 percent of the treatment unit volume, and the installer must keep maintenance records for 3 years. The installer is not responsible for damage the owner caused, such as broken sprinkler heads or too much water use (DEQ aerobic systems fact sheet).
